The Purchase Process

Reservation (Seña)

A small deposit (typically $1,000-5,000 USD) holds the property while due diligence is conducted. This is usually refundable if issues are discovered.

Due Diligence

We verify title history, check for encumbrances (liens, mortgages), confirm property tax status, and review condo (consorcio) standing if applicable.

Boleto de Compraventa

The preliminary purchase agreement. Typically involves a 30% deposit. We review all terms before you sign and negotiate modifications if needed.

Fund Transfer

We help structure the transfer of USD funds to Argentina, optimizing for exchange rates while maintaining full compliance.

Escritura (Closing)

The final deed signing at the Escribanía (notary office). Buyer brings remaining USD in cash, seller provides keys. The Escribano registers the transfer with the property registry. We attend with you or on your behalf with power of attorney.

Understanding Cash Closings

Yes, it's true—Argentine real estate transactions typically close in physical US dollars. At the Escritura, the buyer brings the balance of the purchase price in cash, counted and verified at the notary's office. This practice, while unusual to foreigners, is standard and safe when properly executed.

  • Money counting machines are used to verify the cash
  • Security can be arranged for transport of funds
  • All parties sign in the presence of the Escribano
